1 New Fetter Lane: Plant Room heating system and maintenance

The Brief

Heathlands Ltd was tasked with replacing the aging heating and hot water system in a 7-floor building with a basement at 1 New Fetter Lane, EC4A 1AN, for MS Maintenance.

The existing system, powered by two Hoval Boilers and Weisshurpt burners, had deteriorated over time, leaving only one functional boiler due to a leaking heat exchanger. With the remaining boiler also nearing failure, the building was at risk of losing its heating supply.

Limited plant room access in the basement added a layer of complexity to the project, requiring a solution that addressed the building’s current heating demands while overcoming space restrictions.

The Solution

Due to the poor condition of the existing system, Heathlands proposed a new design, focused on replacing the boilers and installing a plate heat exchanger to separate the heating systems.

To navigate the restricted access in the basement plant room, we recommended installing eight Viessmann Vitodens 200-W wall-hung boilers, which allowed for a more efficient use of space.

The removal of the two old boilers was a significant challenge, as they could not be easily disassembled. Our team cut them into smaller sections for removal. The new boilers were connected using a Vitronic 300 controller, enabling the boilers to operate in sequence for maximum efficiency.

The Result

After installation, the entire system was thoroughly tested and commissioned. The low-temperature hot water (LTHW) system was pressure tested to ensure no leaks, and the gas services were purged and tested before operation.

Once all safety checks were completed, the boilers were fired up, and the system was able to meet the building’s heating demands efficiently. The installation of the Vitronic 300 controller improved overall system performance, optimizing boiler operation.

After successful commissioning, the pipework was insulated and labelled, and the project was handed over to the client, complete with full operating manuals (O&M), ensuring a smooth and reliable heating solution for the building.
